Problems We Solve

Leaning Brickwork

Brickwork that leans, bows or begins pulling away from a building can indicate that the wall has lost support or restraint. The movement may affect the outer brickwork, a corner, a parapet, a freestanding wall or a larger section of the building.

The right repair begins with understanding what has moved and why. Depending on the wall construction, leaning brickwork may be associated with foundation movement, failed or inadequate wall ties, deteriorated mortar, weakened masonry or insufficient lateral support.

Why is my brickwork leaning?

The direction and extent of the movement, together with any cracking or separation around it, can help indicate what may be happening. Foundation or footing movement can cause a wall to rotate, lean or crack as the support beneath it changes. Poor drainage, reactive soil and changes in ground moisture may contribute to this movement.

What are the signs of leaning brickwork?

A wall that appears out of plumb, bows through the centre or leans away from the building should be investigated.

Other signs can include widening gaps at corners or rooflines, horizontal or stepped cracks, opened mortar joints, loose bricks and sections of brickwork separating from adjoining walls, windows or door frames.

How We Fix Leaning Brickwork

Our first step is to determine what has caused the movement and whether the wall can be safely retained and stabilised.

Where brickwork has lost its connection to the supporting structure, HeliTie or another suitable remedial wall-tie system may be installed to provide additional restraint.

Where the wall is also cracked, HeliBar stainless-steel reinforcing bars may be installed within the mortar joints using specialist grout to reconnect the masonry and distribute loads across the affected area.

Temporary propping may be required while the wall is being stabilised. If foundation movement is contributing to the problem, underpinning or other foundation work may also need to be completed by another qualified contractor before or alongside the masonry repairs.

Where brickwork is severely deteriorated, unstable or too far out of alignment to retain safely, part or all of the wall may need to be dismantled and rebuilt.
